Exterior Waterproofing

Exterior Waterproofing is critical in producing a water tight building envelope. Our exterior waterproofing of choice is a fluid applied, continuous waterproofing membrane.

They are non-solvent and low VOC. Standard application is one 40 mil dry coat. Multiple coat applications are available upon request. In addition to the waterproofing membrane, we highly recommend the installation of a drainboard on walls touching living spaces.

Some optional components insuring water tightness include insulating drainage boards, rigid insulation, and termination strips. We carry green, high recycled content product options as well. We specialize in coordinating with your consultants to create a custom waterproofing system that meets your needs, their requirements, and your budget.

Blind side waterproofing is applied to shoring walls before they are poured. This type of waterproofing is required when access to an exterior wall is not possible once the wall is poured. Common blind side applications include reverse drainboard, bentonite, and rigid insulation.

Interior Negative Side Waterproofing

We offer an assortment of interior waterproofing applications. Our interior waterproofing applications are crystallized products that penetrate the concrete and seal it, creating a crystalized barrier when it gets wet. We can also install an interior drainboard application as well.

A building or structure needs waterproofing, as concrete itself is not watertight. The conventional system of waterproofing involves ‘membranes’ applied to the positive, or exterior side of the below grade foundation wall. A watertight building envelope relies on the application of one or more layers of membrane that act as a barrier between exterior water and the building structure. This barrier will create a lasting dry basement, and will also enhance air quality in your home or building.

 

New membrane materials seek to overcome shortcomings in older methods like damproofing. Generally, new technology in waterproofing membranes relies on polymer based materials that are extremely adhesive and can stretch to bridge small cracks on a foundation. The majority of our waterproofing membranes are spray applied. By spraying the product, it creates a seamless barrier around the outside of a structure. Our standard waterproofing system includes a seamless waterproofing membrane, paired with a drain mat or protection board that protects the membrane and directs water to the drainage system, eliminating hydrostatic pressure. The success of a waterproofing system relies on proper application and adhesion. Problems with application and adherence to the substrate can lead to leakage and waterproofing failure. Our experience in the waterproofing industry ensures that every step will be taken for proper installation of our products.

No. Walls, footings, and cold joint must be completely dry for us to apply our spray on membrane. Work is weather dependent.

No. Walls, footings, and cold joint must be completely dry for us to apply our spray on membrane, chances are they are still wet from the downpour we just had. The concrete must be dry for us to apply the membrane and for it to cure on the wall. Unfortunately, our work is weather dependent. Don’t you love the Pacific Northwest?!

Yes. If you are planning to remove snap ties on the interior side of the walls that are waterproofed, it is critical you remove these before we spray. If removed after we spray, it can puncture the membrane upon removal.

You need to use a non-shrinking grout for sacking and filling. There are many products on the market, we typically recommend Hydraulic Cement or Jet Set.

We highly recommend a drainboard on all below grade living space walls and any walls that may see any hydrostatic pressure. Drainboard relieves the hydrostatic pressure off of the wall, and allows for drainiage right into your footing pipes. It is very cheap insurance! If you are still unsure, one of our technicians can assist in your decision making onsite

Termination strips are applied on the top of the drainboard, at the final grade.  They act as a flashing, keeping dirt from getting behind the drainboard and creating a finished look to your final grade line. Again, cheap insurance!

Yes!  However, all planter boxes must have a drain in them.  Our waterproofing membrane is not a pond liner, and the water must drain out of the planter box or the membrane can fail.

Yes, footing drains are required.  Foundation drainage pipes must be installed and in proper working order to reduce any hydrostatic pressure around the foundation.

Backfilling must not occur within a 24 hour period and in some cases can require longer than a 24 hour curing period.  Cold weather or damp conditions can effect cure times.
